  1. Property is sold cash-as-is and is sold subject to owner confirmation. However, I do guarantee a free and clear title with no liens, violations or backed taxes or your money back.
  2. If the bid is accepted the Buyer has 30 days to close.
  3. Buyer is responsible for state deed tax, title policy and current year taxes.
  4. There is a 10% buyer’s premium added to the total purchase price. It is due the day of sale. You must have a 5,000 cashiers check (St. Lucie County) 10,000 ( Broward, Dade, and Palm Beach county) made out to Sterling Auction and a blank personal check in order to bid.
